A Docklands-based land developer is the latest to join Kyabram’s version of the great land race that now involves six realtors and more than 600 blocks of land inside and on the outskirts of the town boundaries.

Koham Property Group, which expanded its reach to regional Victoria when it started a significant Tatura development two years ago, has announced a 59-lot development with Corrigan Ave and Allan St as its boundaries.
The unassuming and, as yet, unsigned entry point to what will become the newest addition to a swathe of residential developments is located directly opposite the entry gates of Kyabram Showgrounds.
Orchardfield Estate, the title of the latest project in the town’s expansion, is located directly behind existing Corrigan St homes at the eastern end of Allan St.
The subdivision’s entry point leads into what will eventually be a jam-packed single street development that has blocks as small as 456 square metres — sandwiched between Edis Park and the well-advanced The Edge Estate — and lots as large as 1615 sq m listed for sale.
Koham’s Orchardfield Estate will be developed alongside the 200-plus lot developments that are The Edge and the yet-to-break-ground “high-end” Kyabram Greens development — the latter with 30-plus lots directly adjoining Kyabram Parkland golf course.
Then there is the fast-moving 74-lot Brose Rd Bluegum Fields estate, the 34-lot Lakeview Estate — on the opposite side of the golf club to Kyabram Greens — and the delayed 20-plus lot second stage of Sunrise Estate, which is off Breen Ave.
Only one, however, has any signs of life (homes-wise) at this stage.
There are now a dozen homes partially, some almost fully, developed at The Edge Estate, which is by far the most advanced of the half-dozen sites.
After what seemed an eternity, delayed by the COVID-19 pandemic and the associated permit/material issues, stage one of The Edge is progressing quickly.
Echuca-based developer Simon Eishold, who has strong ties to the Kyabram community through the Crow family, said stage-two homes would start to be built “any time soon”.
“I expect five to start in the next month in stage three and there are almost 60 lots sold in the first three stages,” he said.
Mr Eishold will release stages four and five in March, another 30-plus lots, as the remaining five developers play catch-up around him.
Until recently the new kid on the block, Koham Property Group had focused its attention on the outskirts of Melbourne — at Beveridge, Tarneit, Wallan, Pakenham and other sites — before it spread its wings to Tatura.
Meanwhile, the Vic Properties Group has finally put the much-publicised delay to Sunrise Estate — on the back of Campaspe Shire Council and VicRoads concerns — behind it.
That delay to the second stage of the multi-stage residential development is now just a bad memory and works look poised to resume, with the establishment of temporary fencing and site offices suggesting a return of contractors.
Blue Gum Fields developer TW Projects has named the entrance to its estate Kelliher Rd, and work on the site, which features large-than-normal blocks (1500 sq m plus), is progressing rapidly.
There is a collection of heavy machinery still on the site, but the road network is paved and home construction cannot be far away.
The Eden Grove entrance to Lakeview Estate, off Lake Rd, leads to an almost fully complete site that — like so many of the other developments — has been impacted by the unseasonal big wet that hit the region only a month ago.
Developer Pat Viceconte said there were still a number of lots available for sale, but those who had purchased blocks were excited about the project’s location — directly across from Kyabram Fauna Park.
