Andrew Douglas, principal lawyer and director of Douglas Property Lawyers, has been practicing law in and around Kyabram since 2012.
In June 2022, he opened his Allan St firm and decided to concentrate on property law, an area of law that he particularly enjoys.

While the majority of the firm’s clients hail from Kyabram and the Goulburn Valley region, Andrew works with clients statewide.
“I can help with anything in Victoria, even if you are not buying in the Kyabram area,” Andrew said.
Andrew gets satisfaction from helping first-time buyers and people buying their first property, whether a home or a vacant block.
“Part of the process is meeting clients and spending time with them and going through the whole contract to ensure they understand the process from start to finish,” he said.
When acting for purchasers, Andrew meets with you to review the contract and vendor statement, which includes advice on the property title and plan, planning information, building works, easements, restrictive covenants, and any other potential issues.
His advice also covers the settlement process.
“I like going through the whole process, including all your checks and balances, doing your due diligence and conveying that information to the purchaser,” he said.
“It’s great to work with a client directly from start to finish”.
As part of the process of buying, one of the areas a lot of purchasers can find confusing is the formal finance approval aspect.
Andrew works with you from the very beginning to assist you in understanding the loan process with your bank, from pre-approval to obtaining formal approval and then any of your bank’s requirements for settlement.
He liaises between you and your bank to ensure that the settlement is completed on time.
When acting for a vendor, Andrew ensures you are provided all the relevant property information required under the law for prospective purchasers.
He will draft section 32 or the vendor statement, and once an offer has been accepted, he drafts the sale contract and spends significant time with you to ensure that you understand the process from the initial contract stage through to settlement.
Andrew also arranges for any mortgages to be discharged over the property.
Another area of property law Andrew can assist with is subdivisions or boundary realignments.
Andrew manages the processes involved, including dealing with the council, planning permits, potential agreements required on the title, and any other requirements that planning bodies or council may require before you can subdivide or consolidate the land.
Since opening, Andrew has been involved in a large number of sales and purchases of local businesses and can provide advice and assistance if you’re looking to sell or buy a business.
Andrew understands that seeing a lawyer for any matter can be daunting for many people.
The main point he impresses on clients is that he is here to help and do the majority of the heavy lifting in their matter.
Andrew describes his advice to clients as different from that of many lawyers.
He doesn’t explain things in an overly complicated way.
“I explain things to you without all the legal jargon, and you won’t walk away thinking, hang on, what did he say?” he said.
Andrew grew up on a dairy farm in a small country town in Gippsland and has been active in the community since moving to the region.
“When I first moved up here, I wanted to make sure I embraced being part of the town,” Andrew said.
“I am a committee member of the Kyabram Men’s Longest Lunch and play football at Lancaster Football Netball Club.
“I’m 41, and after retiring two years ago, I’ve returned to have a kick.
“I’m unsure if that’s the best decision I have ever made!”.
